Useful things to include: which bathroom it is, whether the property is a detached house or a strata unit, roughly when you would like the work done, and anything you already know you want changed. Photographs help more than a description — a wide shot from the doorway plus a close-up of the shower or tub covers most of what is worth knowing before a site visit. If the property is in a strata, say so early: the building's alteration process usually sets the schedule, not the construction itself.
