Bathroom Wall Finishes

Everything the tile does not cover, compared by the one thing that decides longevity: how many joints the finish has.

Wall Finishes

Tile covers the wet zone. Everything above that line — and everything on the walls outside the wet zone — still needs a finish, and that finish is not tile. The choice comes down to one hidden variable: how many joints does the finish have, and what happens when one of them works loose.

A painted wall starts with drywall. The drywall is one large plane, but it arrives in sheets. Those sheets have seams where they meet, and those seams are taped and filled. The tape is invisible under paint, but the joints are still there. If paint and humidity work on the tape over years, it can lift slightly and show as a line running across the wall. A whole wall of paint has relatively few joints — essentially at the seams between sheets.

Plaster is different. Plaster is applied over lath, and lath is a grid of thin strips. Every strip is one potential joint. Plaster bonds to the lath, but at the edges of each lath strip, there is a line where the plaster thickness changes or bridges. That line can be the start of a crack if humidity and temperature move the lath. Plaster is repairable — a crack can be patched invisibly — but the number of potential failure points is higher.

Panelling — whether wood, or panels that look like wood — has seams where panels meet. That seam is where two finished edges come together, and it is one of the most visible lines in the room. The seam does not usually fail, but it is a feature that catches the eye. If the wall moves, the seam can open slightly and look worse. Panelling is repairable, but a patch is always visible because the grain or pattern will not match.

Seamless trowelled finishes — venetian plaster, tadelakt, or other finishes trowelled on site — have no joints at all. The finish is one continuous plane. It is beautiful, and if humidity moves it, the damage is often invisible because there are no seams for cracks to follow. The trade-off is that these finishes are fragile. They are softer than paint and can be marked. They are harder to repair than paint. A patch on a seamless finish has to be feathered in and blended, and it is hard to make it invisible.

Sheet materials — panels that come in large sheets and are fastened to the wall — reduce the number of joints by making each joint much larger. A wall of sheet panels might have four seams instead of twenty. But each seam is a more prominent feature, and the seams are usually covered with battens or trim. The room reads differently because of them.

At the line where the wet zone ends and the dry wall begins, the finish has to transition. Paint meets tile at this line. Plaster meets tile. Panelling meets tile. That junction is a detail that gets decided early and executed carefully. Tile waterproofing ends at a certain height; the wall above it carries water up from splash and humidity, and the finish there has to shed water or at least not hold it.

What you get

Joint count is the single best predictor of finish longevity

A finish with dozens of seams has dozens of potential failure points. A finish with few seams is more stable over time. Paint on drywall has seams at the board joints, but they are relatively few and well-hidden. Plaster over lath has joints at every lath strip. Panelling has seams at panel edges. Seamless trowelled finishes have no joints at all, which makes them stable — until they do fail, at which point failure can be sudden. The choice is not whether seams are good or bad, but how many you are willing to maintain over the life of the room.

Repairability is a criterion, and different finishes have different answers

Paint can be patched invisibly. Drywall can be repaired, sanded, and repainted so no mark shows. Plaster is also repairable, and a crack can be patched invisibly if the work is careful. Panelling is repairable, but a patch is always visible because you cannot match the grain. Seamless trowelled finishes are hard to repair invisibly. A patch has to be feathered, blended and colour-matched, and it often shows. Sheet panels are difficult to patch at all; damage usually means replacing a whole panel or carefully working around it.

The boundary where wet zone stops is where the finish changes

Tile waterproofing covers the wet zone to a certain height. Above that line, the wall gets its finish — paint, plaster, panelling, or something else. The junction between tile and that finish is a detail that affects both the look and the water behaviour of the wall. Splash and humidity rise from below and are stopped by the tile. The finish above has to shed that rising moisture or at least not trap it. The detail at the junction — whether the tile is caulked, grout is sealed, the finish is waterproof — decides how well this works over time.

    Specify which finish for which wall: consider joint count and maintainability

    Once tile coverage is settled, the finish for the rest of the wall is chosen based on appearance, durability, and how much joint maintenance the owner is willing to accept. Paint is low-maintenance and repairable. Plaster offers a different aesthetic but more potential for movement. Panelling changes the room's visual character. Seamless finishes are beautiful and stable until they are not. The choice is made with the number of joints — and the cost of maintaining them — in mind.

    Prepare the substrate to match what goes on top

    Paint goes on drywall that is finished and primed. Plaster goes on lath that is properly secured. Panelling goes on blocking or studs spaced to take fasteners invisibly. Seamless finishes go on perfectly smooth, prepared substrate — usually a special board or a primed gypsum panel. Sheet materials need backing that aligns with their panel size. Each finish has specific substrate requirements, and skipping that step shows immediately.

    Execute the junction carefully where wet zone meets dry wall

    The detail at the boundary between tile and the finish above it gets built carefully. If it is caulked, the caulk is selected for durability and water resistance. If the finish is paint, it is taken past the edge of the tile so the tile edge is covered slightly, shedding water downward. If it is plaster, the edge is finished neatly and sealed if it is in a splash zone. This junction is where water behaviour is decided, and it is worth getting right from the start.

    Finish the surface and hand over ready for the room to function

    The last step is ensuring the finish is complete, cured, and ready. Paint is dried and any touch-up is done. Plaster is fully set. Panelling is sealed if that is specified. Seamless finishes are cured and any protection is removed. The wall is ready to function, to shed water, to take the daily wear of a bathroom, and to look right for years.

Everything above the waterproofing layer and everything outside the splashiest zone. Paint is the most common choice — it is cheap, repairable, and easy to refresh. Plaster offers a softer, more refined look and ages gracefully if maintained. Panelling changes the room's character and offers a finished look. Seamless trowelled finishes are high-end and beautiful but fragile. Sheet panels are a middle ground, offering fewer joints than painted drywall but a more industrial look.

A seamless finish can be patched, but the patch is usually visible. The finish has to be feathered at the edges, colour-matched, and blended so it is not obvious. This is much harder than patching paint or plaster, where invisibility is achievable. If the seamless finish is damaged in a high-visibility spot, the owner has to accept that a patch will show, or the affected area will have to be re-finished as a larger section.

Paint is reliable at this junction because it can be brought up past the tile edge, shedding water downward. Plaster works if sealed properly and the wall is kept back from the tile splash zone. Panelling works if the seams are sealed or covered. Seamless finishes work well at this boundary because they shed water smoothly and have no seams for water to work into. The key is that the finish material and the junction detail are chosen together, not as separate decisions.
